These Terms & Conditions govern your use of the MPS Estates website and services. By accessing the website, registering an account, or listing a property, you agree to be bound by these terms. If you do not agree with any part of these terms, please do not use our services.
2. Definitions
- "We", "Us", "Our" refers to MPS Estates, 66 Stratford Road, Solihull, Birmingham, B90 3LP.
- "You", "User" refers to any person accessing or using the website.
- "Listing" refers to a property advertisement placed on the website.
- "Individual" refers to a user listing their own property.
- "Agent" refers to a registered estate agent or business listing multiple properties.
3. Account registration
You must be 18 years or over to register. You are responsible for maintaining the confidentiality of your login credentials and for all activities that occur under your account. You agree to provide accurate, current and complete information during registration and to update it as necessary.
4. Identity verification
We require identity and address verification for all users. Documents are stored securely and are used solely to verify your identity. We reserve the right to suspend or terminate accounts where verification is not completed or is found to be fraudulent.
5. Property listings
All listings are subject to review by our team before publication. We reserve the right to reject, edit or remove any listing that:
- Contains inaccurate, misleading or unlawful information
- Advertises a property you do not have the right to market
- Fails to meet our quality or content standards
- Breaches any applicable law or regulation
Approved listings will be published on the website and may be shared with third-party property portals where applicable.
6. Fees and payments
Individual listings: a one-off payment of £99.99 per property listing. The listing remains active until the property is sold, let, or withdrawn.
Estate Agent plans:
- Plan 1: £19.99 per month, up to 15 active properties
- Plan 2: £49.99 per month, up to 50 active properties
All fees are payable in advance. Subscriptions renew automatically unless cancelled. Fees are non-refundable except where required by law.
7. Cancellations and refunds
Individual listing fees are non-refundable once a property has been approved and published. Agent subscriptions may be cancelled at any time, but no refund will be given for the current billing period. Existing listings remain active until the end of the paid period.
8. Intellectual property
All content on this website, including text, images, design, and code, is owned by or licensed to MPS Estates. You may not copy, reproduce, or distribute any content without our written permission.
9. Liability
MPS Estates is not liable for any loss or damage arising from the use of this website or services. We do not guarantee the accuracy of any third-party listing. We do not act as an estate agent for user-submitted listings unless explicitly agreed in writing.

11. Changes to these terms
We may update these Terms & Conditions from time to time. Continued use of the website after changes are posted constitutes acceptance of the updated terms.
12. Governing law
